Complete the 5 simple steps below, then either scan and email all paperwork to jtsmanagementvt@gmail.com or fax it to us at 802-473-3149. Once approved, Management will contact you to confirm your acceptance and provide additional details.
Please note that all tenants are required to have a cosigner, regardless of age, income or rental history.
STEP #1:
SAMPLE LEASE
Tenants and Cosigners should view a copy of our sample lease, and must agree to the terms and conditions, before signing the official lease. Parking, laundry and included utilities are specific per property. We have a 1 person, or non related person's, per room policy. No room-sharing is allowed unless you are a couple and you share a bed.

NOTE - PLEASE DO NOT PRINT THE SAMPLE LEASE, FILL IT OUT AND SEND IT IN, IT IS A SAMPLE COPY FOR YOU TO READ ONLY!! Your official lease will be the same as the sample lease, only customized with your name(s), the apartment address/unit number, utilities, etc.
STEP #2:
COSIGNER VERIFICATION QUESTIONNAIRE
Cosigner's must click on the link below, then fill out and submit the questionnaire. A copy will be attached to your application and the application will be considered incomplete without it.

A cosigner is a third party who is responsible for paying the rent if you become unable to for whatever reason. This person can be a friend, relative, boss, coworker, professor, etc. He or she does not typically live in the apartment with you, but they are equally liable for your lease agreement.
STEP #3:
APPLICATION
Click the link below to download our application. All applicants must fill out the application completely and return it signed, and all applicants must have a cosigner willing to back them on the lease. You may not share the same cosigner with a roommate or your partner.

Along with the application, please make sure to include a copy of your most recent pay stub, bank account and/or loan statement, military financial documents or any other pertinent documents to prove your income and ability to pay the required annual rent. The summary page of your last tax return will also work.
STEP #4:
CREDIT REPORT OR SCORE FOR EACH APPLICANT AND COSIGNER
A credit check is required from each Tenant and Cosigner. Click on the CreditKarma.com link below, follow the steps and print out your credit report/score. If you have an existing report less than 60 days old from another source, you may submit that report/score rather than running another inquiry. You may also submit the FICO score from your most recent credit card statement. If you do not have any credit to report, that's okay, you can still run your social security number through the CreditKarma.com website and just forward me the results to attach to your application. A screenshot of those results is acceptable.

All applicants are required to have a cosigner regardless of age, income or rental history.

* According to CreditKarma.com, checking your credit with their site will not affect your credit or credit score in any way as they do a soft-pull on your credit history, not a hard-pull. Please see CreditKarma.com for more details.
STEP #5:
IDENTIFICATION
Tenant's and Cosigner's, please each submit a color copy of either your drivers license or passport to attach to your application. A non-driver ID may also be used, if no other form of identification is available.

Great! Now that you're ready to submit the application and required documentation, please email or fax us all relevant pages and Management will be in touch within 24 to 48 hours.
Once you've completed each step and all the paperwork is ready to submit, it's time to send it over. You can either scan and email the documents, fax them or drop them in our locked drop box conveniently located in downtown Burlington.

HAVE YOU BEEN APPROVED TO RENT AN APARTMENT?? CONGRATS!!
YOUR NEXT STEPS ARE TO:
1) Submit the binder, which is equal to one months rent, payable to the property owner. If you are unsure of the name of the property owner, please ask. Binders are used to secure the unit until you move in and it will become the security deposit once you do. Binders are typically non-refundable once issued, unless there are extenuating circumstances. NO personal checks or cash will be accepted for the binder, so either a money order or certified bank check only must be submitted.

2) Once the binder is received, Management will email all parties the official customized lease. The lease is to be initialed and signed by all Tenants and Cosigners as instructed in the email you will get and those pages should be returned within 2-3 days.

BINDER AGREEMENT INFO:
​
A) Application approval is based on written information presented. Once applications are complete and approved, the Landlord will collect from the tenant(s) a contractual binder equal to one month’s rent, in order to take the premises off the market and hold it for the Tenant(s). Incomplete applications will be rejected.
​
B) The Binder amount is non-refundable if Tenant(s) decide to not move into the premises and a new tenant cannot be found to replace them by the move in date. Some extenuating circumstances may or may not apply. Ask Management for full details.

C) Once Tenant(s) take possession of the premises, Landlord and Tenant(s) agree that the Binder amount shall be used as the security deposit listed under the lease agreement.

OTHER INFORMATION REQUIRED OF APPROVED TENANTS AT LEAST 30 DAYS PRIOR TO START OF LEASE AGREEMENT:

Each tenant must provide a 300k Renter's Insurance Certificate stating the [property owner] as Lessor with the property address on the certificate. The dates must match your check in/check out dates. Click on this link,
RENTERS INSURANCE, to acquire quotes from local reputable companies in regards to obtaining a renters insurance policy during your tenancy.

All tenants must also register on our website. Click on the REGISTER link below to complete the questionnaire.

Also, all utilities are to be switched into the new tenants name by the lease start date. Tenant's must schedule this service directly with the utility companies, at least 2-3 weeks before their move in date to avoid disruptions.

By your scheduled move-in day, all tenants must have an approved Zego account and their 1st months rent is to be paid in full, along with any prorated rent fees. No personal checks or cash are allowed on check-in day to cover the rent, prorated rent fee or the city fee, if applicable.
